Pets
Owner pets must be properly registered with the association. Pets belonging to a tenant or guest are not allowed within the gated community. Visiting pets are not allowed on the premises. A veterinarian pet certificate and registration with photograph must be on file with the
association.
Unit owner pets shall be limited to a maximum of 1 dog or two cats, or 1 dog and 1 cat, fish and small domestic birds only. Each pet must weigh 20 pounds or less at full grown adult weight.
Proper Restraint
Unit owner’s pets must be adequately secured and restrained by a short leash at all times on the condominium property or association property. Unit owners’ pets must be walked along the roadways at all times and may not be walked around the building lawns for any reason.
Please Clean Up
Not cleaning up after your pet is not only selfish and inconsiderate, it's against Florida law. In some areas of our complex, you may see signs posted requiring dog owners to pick up after their pets. This applies to ALL areas not just where it is posted. Waste deposited by pets on the condominium property or association property shall be removed immediately, securely bagged and properly disposed of by the person attending the pet.
Be Respectful
Unit owner pets shall not be allowed to create a nuisance or annoyance for any resident while on condominium property or association property or within a unit or screened lanai. Unit owner pets shall be kept within the unit and not permitted on screened lanais or condominium property or association property unattended at any time for any reason whatsoever.
Be Responsible
The unit owner shall assume full responsibility for personal injuries and common area property damage caused by his/her pet. Furthermore, each unit owner hereby agrees to indemnify the association and all other unit owners and hold them harmless against any loss, claim or damage caused by same. Violations of the provisions of this rule shall entitle the association to all of its rights and remedies including, but not limited to, the right to fine the owner of the pet and/or require the pet to be permanently removed from the condominium upon three days written notice to the owner of the pet.

All children under the age of 14 years old must be accompanied by a responsible adult of 18 years of age or older at all times while on condominium property or association property and when using the recreation facilities.

Trash & Recycling
You may think you are doing a great job recycling, but, if it is not done properly it will be disposed of as normal waste. Never leave recycling in ANY plastic bag. It will not be recycled, and your good work will be have been for nothing. Hangers, pots and pans, chairs, etc. are not to be put in recycling bins.
Styrofoam IS NOT recyclable but can be used for burning waste used to create steam for electrical power. No plastic bags, ever.
IF IN DOUBT, DO NOT RECYCLE. DISPOSE IN NORMAL DUMPSTERS.

- Paper: No soiled, shredded, metallic, or waxed
- Metal: Only aluminum or steel (tin) cans, aluminum foil and disposable foil pans
- Cardboard: Any kind of box that doesn't have a waxed coating
- Plastic: No containers labeled #1 through #7. No bags. No styrofoam.
- Glass: Only bottles and jars that are clear, green or brown
Trash:
- Residents must use the trash bin designated to their building only.
- All trash must be securely bagged and tied before placing in the trash bin. Trash must be generated from within the association and not brought in from an outside source for disposal upon the condominium property or association property.
- All food waste must be placed down the garbage disposal inside the unit and not deposited in the trash bin.
- Only large items such as furniture or appliances are to be placed outside of the trash bin.
- All boxes must be broken down before placing in trash bin.

Use of Recreation Facilities
Please consult the full rules document linked at the top of this page for all rules relating to our recreation facilities, including the pool and tennis courts.
- All non-overnight guests including unit owners with tenant occupied units must be accompanied by a resident when entering or using the recreation facilities. Unit owners shall be held responsible for all guest actions while on condominium property or association property at all times.
- All children under the age of 14 years must be accompanied by a responsible adult of at least 18 years of age or older when entering or using the recreation facilities and common areas of the association.
- Resident activities or private parties consisting of more than 8 people shall obtain the consent of the board of directors prior to utilizing any recreation facility.
- Barbecuing is allowed only in the areas designated by the board of directors and must be extinguished and cleaned after each use by the resident.
- Recreation facilities are to remain locked at all times. Only association issued keys are to be used for entry to the recreation facilities and may not be duplicated by any resident. Replacement keys are available from the association for a fee.
